RULES AND REGULATIONS REMINDER

Dear fellow condo owners and renters;
The board has made several attempts to inform our community of some of the Rules and
Regulations that affect the quality of life at the Knolls. Although the vast majority of owners and
renters abide by the rules, it has now become necessary for the Board to notify all parties in
writing. Following is a list of several of the issues that have been brought to the attention of the
Board.
A. Pets must be kept on a leash at all times and accompanied by their owner. Any solid
waste produced by your pet must be picked up, bagged and disposed of immediately.
Feeding birds, or any wildlife is NOT allowed!
B. Garbage must be placed in a covered pail or a heavy duty black plastic bag. NO white
plastic bags are allowed. Covered pails may be put out after 4:00pm on Monday for a
Tuesday pick-up and after 4:00pm on Thursday for a Friday pick-up. Black heavy plastic
bags may be used instead of a covered pail but should not be put out until the morning
of garbage pickup.
C. There are restrictions for the items that are allowed in the front of the units. A trellis may
be used beneath the garage light when a climbing plant is placed in front of it. A trellis in
any other area of the front yard is not allowed. With the Spring/Summer season already
upon us any unit with an item in place in the front yard may keep it there for this
season. After 9/30/22 any object that is not allowed will need to be removed.
D. Patios must be approved by the Board before work is started. There are regulations for
the size of the patio and the materials that can be used.
E. Lattice type privacy screens are allowed in backyards extending no more than 12 feet
out from the back wall of the condo. Fences are NOT allowed.
F. Vegetable gardens are only allowed in the area adjacent to the pool. Between the mice,
rabbits, racoons and deer there are no vegetable gardens allowed at the individual units.
Potted vegetable/herb plants are also NOT allowed.
For the majority of the Knolls owners and renters the Board wishes to thank and commend you
for following the rules and regulations. For the home owners that may not have been aware that
they are in violation of the Condos rules and regulations, please correct any areas that need to
be corrected as soon as possible.
The Board does not want to take anything away from the friendly, peaceful, welcoming
environment that we all share at the Knolls BUT one person’s idea of beauty and tasteful
outdoors displays may differ from your neighbors. The Board has discussed and has the
authority to institute a system of fines BUT we all agree this is the last step we would like to
take.

Minutes of the Annual Meeting of the Knolls August 20, 2024
Board Members present: John U, Sal, Vinny, Tony, Lucille, John D, Wayne, Richie, Diane
- The Board voted Yes on the resolution
This concerned the amendment to Article XII, Section 3(a) of the By-Laws creating a working capital contribution. Intra-family transfers are exempt.
- Ballots
John explained why the proxy ballots were not anonymous – following our lawyer’s advice.
All amendments passed with 149 proxy ballots. A quorum of at least 121 ballots was met.

- Storm issues
John D and Vinny did roof checks. They noted 4 leaks and several units had water piled in back. Roofers are scheduled for Wednesday. For any roofing issues, see John D for work orders. The Association will deal with water in the back room on a case by case basis. Drywall work is scheduled for Thursday.
- Electric boxes
The work is tentatively scheduled for the 3rd week in September. John and Wayne will coordinate. Work will be done on a cluster 0f 6 units. They might be without power for 8-10 hours.
- The Board members were introduced.
- Landscaping: Fertilizing is scheduled for Friday.
- Financials
John U went over the financial data.
An owner raised the issue of increasing the monthly fee rather than having annual assessments. This issue is debated by the Board often. Someone suggested the Board do a look back over 5 years to see if there has been an increase in costs.
- Road: The asphalt has crumbled in spots. John will check.
- Reserve fund
Someone suggested that the Board lets folk know how many new people contribute to the reserve fund.

Oh happy spring. We keep looking for signs of spring but as I write this newsletter we have been dealing with what I would call wintery weather. Brrr! It’s cold and what’s with all this wind? But Spring brings the promise of warmer weather and we all know about April showers.
As I sat down at my computer and turned it on, a picture of a beautiful bridge appeared on the monitor. I read with interest about this particular bridge. And, before I knew it I was writing down notes and wondered if it would be interesting to the readers of the newsletter. So, here are some things I found out.
There are 12 bridges crossing the Williamette River in Portland, Oregon. The picture was of the longest suspension bridge in that city. Completed in 1931 the bridge is almost 4,000 feet from end to end. So, after reading this, I wondered about the bridges that we are more familiar with. The Brooklyn Bridge is considered one of the oldest in the country. It was designed by John Roebling, a German born architect who is also the inventor of the steel suspension bridge. Construction of this bridge started in 1869 and wasn’t completed until 1883. The total length is 6.016 feet end to end.
David B. Steinman was an American engineer who grew up right near the Brooklyn Bridge. That was his inspiration to build bridges. He has designed over 400 bridges all over the world. The Hell Gate Bridge in Astoria, NY, The Thousand Islands Bridge and the Kingston-Rhinecliff Bridge are built by Mr. Steinman. The Throgs Neck Bridge was designed by Othmar Ammann and has a total length of 11,250 feet. The bridge was started October 22, 1957 and was opened on January 11, 1961. The Verrazzano-Narrows Bridge was originally proposed by David Steinman in the late 1920s but that idea was aborted. In the late 1940s Robert Moses revisited the idea of a bridge crossing the Narrows but problems delayed it until construction began in 1959 and the bridge opened November 21, 1964. The bridge was designed by Othmar Ammann and others. I feel I must add that these two bridges have always held a special place in my heart. My uncle, let me make that “my favorite uncle” was a crane operator and he worked on both of these bridges.
New York has 80 suspension bridges and 24 historic covered bridges. There are over 700 bridges in New York City. Some are over water, others over land, and over 300 of them are used by the railroad.
There are two other bridges I’d like to mention. The Golden Gate Bridge is considered one of the most famous bridges. It attracts more than 10 million visitors yearly. The towers are 746 feet tall and its span is 6,016 feet. The construction of this bridge started January 5, 1933 and the bridge opened on May 27, 1937. The official color of the bridge is called “International Orange.
Another interesting bridge is the Akashi-Kaikyo in Japan. This is the longest suspension bridge in the world. Construction began in 1988 and was completed in 1998. It measures 12,831 feet in length.
The only other information I’d like to add is that the oldest bridge built in the US goes back to 1697 and is located in Philadelphia. It was built as a roadway bridge and is made of stone. It’s known as the Pennypack Bridge.
Here are some sayings about bridges:
- Don’t burn your bridges.
- Cross that bridge when you come to it.
- We build too many walls and not enough bridges.
- Discipline is the bridge between goals and accomplishments.
- It’s water under the bridge.
I don’t have any information about the goings-on here at The Knolls but I’d like to mention that I heard the St. Pat’s Spring Dinner was quite a success. Thanks to Wayne and Roberta Hanft for making these parties so enjoyable. And I’d also like to add thanks for the many, many helpers who are there to set up and do whatever is needed. Tana Perry does a great job in making sure that everyone has a seat and that the tables aren’t over crowded. I would also like to add thanks to Pat and Ed Kaleita for doing all that needs to be done for us to enjoy the breakfasts. The food is quite tasty and it’s so nice to sit around and chat with our neighbors. Thanks to both of them and their helpers.

How to dispose of your expired or unused medications properly:
Dispose of them as soon as possible. Your pharmacy may do this for you or advise you how to go about it. There are pharmacies nearby that do take back these medications. Inquire about needles and/or inhalation items.

If unable to dispose of at a location you can mix the unused supply with an undesirable substance such as dirt or coffee grounds. Place mixture in a disposable container with a lid, (empty margarine tub or similar container) or a sealed plastic bag. Remove your personal information, including the RX number or cover it with a black permanent marker. The sealed container with the medications and the empty drug containers can then be placed in the trash.
